I had a garage rebuild with a 1st Floor granny flat built by Bungalow homes. Their process is sound. Excellent communication of the build stages, accurate coatings and they finished the job on budget. There were some delays on this build, though I think it is a standard industry issue currently. Overall very happy with the result and build quality. I was very happy to work with Pedro, our project manager on this build. With Bungalow Homes, you benefit from a seamless, professional experience from design through to approval. Our experienced design consultants will visit your site in person to examine where we can potentially build, and discuss your requirements, coming up with a concept which will meet your needs and also conform to regulations while minimising additional costs of excessive excavation. Our in-house design team collaborates with you to refine your design, and provide all the necessary documentation to Council or a Private Certifier (PCA). Only once the design is completed do you sign a Construction Contract to commit to the build process.

A Granny Flat, or Secondary Dwelling, is a self-contained housing unit located on the same block as a single-family dwelling, and was often used for an ageing parent, hence its name, however these days more and more people are using Granny Flats as a form of rental income to help offset increasing mortgage repayments and relieve some financial stress, or to downsize themselves to allow family members use of the larger family home.
In the majority of Council areas, and under Complying Development a Granny Flat can be 60m2 although some Council's allow larger in certain circumstances. As an example, Northern Beaches Council will allow you to build up to 25% of the floor space of your existing (primary) dwelling, so if you have a large floorplan already, you may be able to build closer to 75m2, providing you can still comply with Council's other development rules.
In order to build a Granny Flat, there are a number of rules you need to adhere to with your design and build in order to obtain approvals for construction and occupation.
There are two different sets of legislation around Granny Flats
- the Housing SEPP, which allows a 60m2 Granny Flat on properties zoned R2, with a minimum block size of 450m2 and 12m wide at the front building line.
- Your Local Council LEP and DCP allows Granny Flats in other zonings, and has rules around the size, setbacks, and heights of secondary dwellings. There are also constraints on landscape areas, and floor space over both dwellings. Development Applications must be lodged through Council for Granny Flat approvals under these rules.
Navigating both of these processes can be daunting. You are best to talk to an expert (like us) to help you learn more about what might be possible on your property!
A Bungalow Homes Granny flat starts from $160,000 excluding site specific costs. On average, a custom designed and built granny flat is $220,000 to $260,000 including site costs. Be sure to compare all your inclusions carefully and ask your builder about potential variations during construction so you are fully informed of all the costs.
